Build a clean water-loss file

Safety comes first. Do not enter areas with contaminated water, structural instability, or water near energized equipment. When it is safe, preserve a record before cleanup changes the scene.

  • Take wide photographs of every affected room, then close views of individual damage.
  • Record when the water was discovered, what was happening, and how the source was stopped.
  • Keep plumbing, mitigation, drying, testing, and temporary-repair records together.
  • Photograph materials before removal and keep reasonable samples when appropriate and safe.
  • Track hotel, storage, meal, and other loss-related expenses without assuming they are covered.
  • Save every carrier request, inspection notice, estimate, and payment explanation.

Water-damage claim questions

Should I start drying the property?

Take reasonable steps to protect the property when it is safe, and follow emergency guidance. Photograph the conditions first when possible, keep removed materials documented, and retain invoices and drying records.

Is mold automatically part of a water claim?

No. Mold provisions, exclusions, limits, and required actions vary. The policy, timing, cause, testing, and documented conditions matter.

Is flood damage the same as a plumbing leak?

Usually not. Rising surface water may involve separate flood insurance, while an internal plumbing release is evaluated under the property policy. The cause and policy language control.

Can M&T guarantee coverage or payment?

No. We can inspect, document, prepare, and present a claim for the policyholder, but coverage and payment depend on the policy, facts, and claim process.
